DEDICATED PROPERTY MANAGER
We provide your development with its own Property Manager who looks after all insurance, financial, maintenance and health & safety matters on your behalf. You have direct access to your Property Manager via phone and email.

Unlike many Managing Agents, we're also available out-of-hours to deal with emergencies. Our dedicated 24-hour emergency response telephone number is available 24 hours a day, 365 days a year.
SERVICE CHARGE COLLECTION
We collect Service Charges on your behalf and ensure that we do so in accordance with the Association and relevant legislation. All of our Service Charge payment requests are compliant and we initiate our arrears collection process with those Leaseholders/Owners who fail to make payment.
GROUND RENT COLLECTION (LEASEHOLDERS)
We collect Ground Rent on your behalf and ensure that we do so in accordance with the Lease and relevant legislation. All of our Ground Rent payment requests are compliant and we initiate our arrears collection process with those Leaseholders who fail to make payment.
We have never failed to recover a Service Charge or Ground Rent debt across the whole of our portfolio. As such, we believe our arrears collection process is second to none. We believe by offering to collect monthly service charges from providing a standing order helps all owners budget better for their monthly expenses.
ANNUAL BUDGET PREPARATION
We prepare the Annual Budget on your behalf and ask you to approve this before it is supplied to Owners & Leaseholders. Our budgets are accurate, well presented and adhere to proper Association or Lease schedules.
REGULAR SITE INSPECTIONS
Your dedicated Property Manager will carry out regular site inspections to ensure that all maintenance and Health & Safety requirements are kept up to date. If you see your Manager there they will be more than happy to have a chat about any new issues you may have.
We ensure that contractor invoices are paid on time, as well as ensuring the contractor is adequately insured for the work they are undertaking. We constantly review their performance so we know that our Clients are receiving the most cost-effective service.
We ensure that Buildings and Public Liability insurance is maintained and that it is of a sufficient cover level appropriate to the Development. We review insurance arrangements annually to ensure our Clients are receiving the best value cover. We also handle insurance claims administration.
AGM / EGM ATTENDANCE
Our Management Fee includes AGM and EGM attendances throughout the year dependent upon the needs of the particular site. Unlike many Managing Agents, we don't charge extra to attend these or moan if they are at evenings or weekends! Our offices are able to be used as a venue which saves costs on looking for venues to hire.
HEALTH & SAFETY COMPLIANCE
Our close links with Health & Safety consultants ensure that you can reply on us to provide you with the correct advice when you need it. Our Property Managers keep a close eye on any issues which may arise at your development and take the appropriate steps to resolve.
